Dick Galland is selling the “Inn formerly known as the clearwater house.” The new prospective buyer lives overseas and is only looking to purchase if they can generate some amount of revenue. Dick called and asked if I could help him put something together. We talked about a couple of things:

  1. A ski style lease.
  2. A straight monthly rental price tbd but 2-3k during season is likely acceptable.
  3. Buyer may not close and it will be back on the market @ 650k.

FULLY DEVELOPED WATERFRONT PROPERTY ON HAT CREEK IN CASSEL, CALIFORNIA

This unique property operated for 23 years as an inn for fly fishers known as Clearwater House on Hat Creek. It is located on 1.5 beautifully landscaped acres bordering Hat Creek in northeastern California.

It would be perfect as a family retreat, a second home, a fishing getaway, a B&B or reopened as a fly fishers’ inn. This part of California features the state’s best fly fishing. The famed waters of Hat Creek flow right past the back gate. Within a few minutes drive are the Fall River, the Pit River, the McCloud, and numerous lakes and smaller creeks. 

This property features over 6200 square feet of living space in three separate buildings, plus three additional outbuildings, on this nearly 1.5 acre parcel. These rooms were formerly the fly shop/office and the multipurpose class room. There is a regular-sized washer and dryer in this area.

The four story Water Tower, a Cassel landmark since the early 1920s, was completely remodeled in 1995 into a unique living unit of approximately 800 square feet. The top floor bedroom has windows on all sides for sweeping views of Hat Creek, Burney Mountain, and Mt Shasta. There are 2 full baths, a living area with custom cabinets and a very efficient kitchenette, Italian tile floors, and a Vermont Castings woodstove. The downstairs bath features both a cast iron tub and a large tiled shower. The Tower has a built-in fire sprinkler system.

The three 10’ by 12’ outbuildings, also built in the 1990s, house the Potting Shed, Tool Shed and the Laundry, which has a commercial washer and dryer.

A fenced, hard surface tennis court with an adjacent patio borders the property on the west.

Wooden fences define the extensive gardens. The mature landscaping includes majestic old oaks and juniper, flowering fruit trees, several groups of aspens, and extensive plantings of lilacs, many over 100 years old. The formal garden features a lily pool and numerous old shrub and climbing roses. There are comfortable seating areas on the broad lawns and graveled terraces throughout the park-like grounds. There is ample parking in the graveled lots.

All the buildings are currently furnished. Some furniture is included in the sale. In addition, an adjacent 1.5 acre plot with an operating well, and  bordering the sale property on the east, is available for purchase with this property.

This is a truly unique property with a wonderful waterfront setting. It reflects pride of ownership in every detail of the buildings and gardens.

It is less than a five hour drive from the Bay Area, three hours from Reno, NV. The county airport in Fall River Mills is just twenty minutes east.
